Here you’ll find information about Council-managed housing units for older people.

Housing Units

Council owns and manages 22 self-contained units in Windsor Court and Elizabeth Place in Ōtorohanga and 6 in Kāwhia, providing affordable accommodation for eligible older people who are on a low income with few assets. Residents must be able to live independently.

The units are basic but comfortable and all have a heat pump.

Living in a Council unit – what does it mean for me?

  • Below market rent.
  • Privacy and independence.
  • Security and the companionship of close neighbours.
  • Pets are not permitted.
  • Accommodation is for tenants only.
  •  No smoking in the units.
  • Covered parking may be available.
  • Building insurance and rates are paid by Council.

Application

If you decide to apply, please fill in the application form and provide all the required supporting documentation. Your eligibility will depend on a number of factors including:

  • Health factors
  • Housing need
  • Ability to care for yourself independently
  • Age
  • Inability to arrange alternative housing
  • Current income and assets
  • Evidence that you have a good tenancy history (please provide references)
  • Meeting financial eligibility criteria
  • Length of time spent in the Ōtorohanga district

Please note that this is not social housing or assisted living.

If you are eligible for housing, we may request a face-to-face meeting before placing you on a waiting list.

As occupancy changes, we may phone all those on the waiting list for updates so we can accurately assess urgency and need. If you are unable to provide an update, you may be removed from the list.

Rental units

The rental units are provided at:

  • $180.00 per week single bedsit unit
  • $225.00 per week one bedroom unit

Units may be available now or, depending on the location, you may have to go on a waiting list.
